Commercial Emergency Lighting Testing & Maintenance

Emergency lighting plays an important role in helping people safely evacuate a building if the normal lighting supply fails. Regular inspection and testing is essential to identify faults, deterioration and deficiencies that could affect the effectiveness of the emergency lighting installation.

At Liberty Systems, we provide commercial emergency lighting inspection, testing and maintenance across Leicestershire and the East Midlands. Our approach goes beyond a basic annual tick-box test, incorporating relevant inspections and an annual full-duration test to provide a more meaningful assessment of the existing installation against the relevant requirements of BS 5266-1:2025.

We don't provide stand alone emergency lighting design or install new emergency lighting systems. Our service is focused on testing, maintaining and replacing failed components within existing installations, giving customers a clear understanding of the condition of their emergency lighting.

More Than Just an Annual Tick-Box Test

A basic annual test can establish whether emergency lights operate when the normal supply is interrupted and can remain operational for the intended design duration but this alone doesn't necessarily identify wider issues with the emergency lighting provision.

Our inspections look beyond simply switching the lights on and recording the result. We assess the existing installation and identify issues that may affect its ability to provide appropriate emergency illumination.

Depending on the installation, this can include identifying:

  • Failed or defective emergency luminaires
  • Battery and charging problems
  • Damaged or deteriorated equipment
  • Obstructions affecting emergency lighting
  • Issues with the positioning or condition of existing luminaires
  • Deficiencies identified against the relevant requirements of BS 5266-1:2025
  • Other issues requiring attention

This gives the responsible person a much clearer picture of the condition of their emergency lighting than a simple pass-or-fail annual test.

Annual Full-Duration Testing

The annual full-duration test is an important part of emergency lighting maintenance.

During the test, the normal lighting supply is interrupted and the emergency lighting system is operated for its designed duration. This helps establish whether the existing installation can maintain its emergency illumination for the required period and can reveal battery or equipment problems that may not become apparent during shorter functional tests.

We carry out the annual full-duration test as part of our emergency lighting inspection and testing service, alongside the relevant visual and functional inspections.

Emergency Lighting Inspection to BS 5266

BS 5266-1:2025 provides recommendations relating to emergency lighting, including the provision, design and maintenance of emergency lighting systems.

Our inspection and testing process considers the relevant requirements applicable to the existing installation, helping identify deficiencies that might otherwise go unnoticed.

Where an issue is identified, we provide clear information within our service documentation so that the responsible person understands what has been found and whether further action may be required.

The aim isn't simply to provide a certificate — it's to provide useful information about the condition of your emergency lighting installation.

Where testing identifies failed or defective equipment, we can carry out maintenance and replacement of existing emergency lighting equipment.

This can include:

  • Replacement of failed emergency luminaires
  • Replacement of batteries
  • Replacement of defective components
  • Minor maintenance to existing emergency lighting equipment
  • Rectification of faults affecting existing equipment

Our service is focused on maintaining existing emergency lighting installations. And providing clients with up to date reports on their systems based on the layout of the system and components used, in relation to the layout and use of their premises.

We do not design or install new emergency lighting systems.

Where an inspection identifies a requirement for additional emergency lighting, significant changes to the existing installation or a new emergency lighting design, we will clearly record this within our report so that the responsible person can contact their electrical contractor.

Maintenance & Replacement of Existing Emergency Lighting

Clear Reporting & Documentation

Good emergency lighting maintenance isn't just about carrying out the test. It's also about providing clear records of what has been inspected, tested and identified.

Following each visit, we provide appropriate service documentation detailing the testing undertaken and any faults or deficiencies identified.

Where replacement or maintenance work is required, this can be recorded alongside the inspection findings, helping facilities managers, property managers and responsible persons maintain a clear record of their emergency lighting maintenance.

For customers managing multiple premises, consistent inspection and reporting can also make it easier to monitor outstanding issues across their property portfolio.

Our reporting and customer portal shows a clear, colour coded pass & fail for each emergency light fitting within their premises as well as floor plans, identifying the location of each emergency light

Don't Just Test Your Emergency Lights — Understand The Condition of Your System

An emergency lighting system can have individual lights that operate correctly while other issues with the existing installation remain unidentified.

Our approach is designed to provide a more meaningful assessment of your emergency lighting installation, helping you understand not only whether the lights operate, but whether there are issues with the existing provision that require attention.

If faults are identified, we can undertake appropriate maintenance and replacement of failed existing equipment, while clearly identifying any issues that fall outside the scope of routine maintenance.
