St. James House, Telford, is a modern, multi-story serviced office building that houses a diverse range of businesses. The building spans over 52,000 square feet across 4 floors.
Ensuring a robust fire safety system was a top priority for the building's management.
Liberty Systems designed, installed, and commissioned an integrated fire safety system to meet the requirements of Category L1 (BS 5839-1) to meet the complex needs of the client, the building and the stringent UK fire safety regulations.
Liberty Systems had to meet the high expectations of the building owners, The Serviced Office Company, who had the highest expectations and standards to ensure that their tenants were provided with high quality, visually striking ultra modern office space.
The project was being delivered by the fantastic Modus Workspace, who's team is second to none, with a level of commitment, dedication and an in house knowledge pool which provided a fantastic work environment for our own technical team.
The multi panel networked fire detection and alarm system spanned all areas of the building, including ceiling void detection and was designed with integration and ease of management in mind.
We installed the fully open protocol MX Pro 5 fire alarm control panels from Advanced Electronics, including fault tolerant networking to provide a comprehensive and reliable system that will meet the demands of the client throughout the lifespan of the building.
The fire safety package included a complete disabled refuge system to multiple outstations, combined fire door retainers and self closing devices to allow free movement around the building without compromising fire safety as well as an underground car park, extensive plant decks and system integrations to various other building services such as air handling equipment.
The team here at Liberty Systems completed a detailed design package prior to the project and reviewed the other fire safety measures within the premises to ensure that the final system would meet the latest requirements, ensuring that system integrations each met relevant standards and that there were no system conflicts which would effect operations and affect occupant safety
